We rented this apartment over the internet from out of state. We were disappointed that the carpets had not been cleaned and the walls were not freshly painted. It didn't even smell clean but I had already paid all the deposits I bought a house and gave proper notice. I spent 2 days cleaning and shampooing carpets . The apt was cleaner than when I moved in. Most renters just move out and leave things as is. But I wanted most of my deposits back so I tried really hard, even though I was a Cancer patient and a senior citizen. By the way thank you for your lack of compassion during the time I was on chemotherapy and radiation. I paid the utilities and misc. items. But they turned the balance over to a collection agency and today I got a bill for $563.50. (Even though I didn't get freshly painted walls and new carpet when I moved in apparently I'm responsible for the next tenant having it ) I took pictures when I moved in, so I have proof of all this. Lucky for them, my son decided to go ahead and pay it. Walls are so thin you can hear your neighbors talking, etc. Homeless people walk and ride their bikes through the complex looking for anything they can find. People walk by your windows and look in, if you don't leave your blinds closed all the time. If you live on the ground floor, all the cigarette butts, dog pee, etc. from the 2 upper balconies fall on you while you're on your patio. My small refrigerator didn't have an ice maker and my unit's microwave didn't have a turntable, until it had to be replaced. All the appliances, kitchen and bathroom fixtures are old and look like they have been there since 1997, when the apts. were built. There is no storage room off of the patio. There's no ceiling fans on ground floor. There's no light fixture on living room ceiling. Living and Dining rooms are very dark during the day, even with sheer curtains. There's no walk-in closet in the bedroom. The landscaping is very plain, no flowers in flowerbeds near apts. None of these things are untrue. Renters beware. UPDATE: My response to the leasing office- There were no damages left in the apartment , I have photos and witnesses. I am appalled that you are accusing me of anything. Even though I didn't agree with your charges, everything has been PAID IN FULL and I never refused to cooperate with anyone. Everything I've said here is true.

Me and my family lived there for 3 years, and the best thing about this place was how well we were treated by Cassandra, Maddy, and the other staff. Our apartment was spacious, and reasonably priced. The pool and hot tub were nice amenities. I would highly recommended that anyone who is searching for an apartment look no further than Orchard Place.

Used to love living here.. :( Thin walls = listing to other people's music, walking, & loud talking. That was tolerable, but now the people above run /stomp back & forth all day & night. They never seem to sleep! ? So unbelievably loud! Rent was raised & w/all the extra fees tagged on ($35-40 for trash a mo) doesn't seem right... If you move here make sure you get the top story! The only guarantee to not deal w/ getting woken up every night, and having to go to work exhausted.. I'm giving it 3 ☆'s cause we ❤ the friendly staff, they are quick to fix things, grounds are wonderfully kept, & the two ponds are pretty.
