Great Staff & Grounds, but Significant Noise Issues & Rising Costs
âWe want to share an updated perspective after living here longer. While there are certainly some major highlights that keep us here, there are increasingly frustrating aspects that potential future residents absolutely must know.
âFirst, the positives that online reviews consistently highlight: The grounds maintenance at Orchard Place is beautiful. The landscaping is always pristine, which creates a wonderful first impression. The office staff is also truly wonderful; whenever we have had a maintenance request, they have been responsive and polite, and issues are handled efficiently. It is a genuine pleasure to interact with them, and they are a massive asset to the community.
âThe critical downsides, which other residents have also noted, must be addressed: The most significant issue is the severely poor noise insulation between the floors. Despite being a quiet person myself, I am frequently woken up by heavy footsteps and daily activity from the neighbors above. Itâs not just normal living noises; every single step is audible. This has been mentioned in other reviews, and it is a major quality-of-life problem. I cannot stress enough to secure a top-floor unit if you value sleep or a quiet home.
âCombined with this, the "cost vs. value" equation is becoming harder to justify. Rent continues to rise, which is one thing, but the extra mandatory monthly fees are becoming excessive. Paying nearly $40 just for trash is far higher than most standard services and feels like a hidden cost. Parking can also be a struggle for guests, and some communication can be inconsistent if the office is busy. In summary, it is a great community in many ways, but the noise from above and the high extra fees are becoming severe drawbacks that make it hard to recommend lower-level units.
